Working Conditions/Location: 500 S. Ewing, St. Louis, MO

Essential Functions
• Assume responsibility for the preconstruction stage of projects.
• Develop accurate and timely proposals and estimates for Company's customers.
• Direct subcontractors and other construction-related personnel in planning, coordinating and executing the work in accordance with plans developed.
• Exercise independent judgment and discretion when engaging and interacting with the design professionals, consultants and customer to meet the customer's and Company's needs.
• Adhere to OSHA and Company safety requirements.

Roles and Responsibilities
Project Manager
• Review all bid documents and construction documents for value engineering
• Manage project logistics and tasks to satisfy contractual requirements
• Schedule and manage Preconstruction timeline
• Plan and manage projects' budgets
• Determine, direct and schedule staff and labor needs
• Assess project risks and address potential problems and hazards
• Communicate regularly with customer to ensure satisfaction
• Perform post-bid buyouts when necessary
• Handle employee and customer complaints and grievances
• Keep project records current
• Interpret and explain plans and contract terms to administrative staff, workers, and clients
• Communicate with the Company team and clients
Estimating and Bidding
• Work with the bid team to prepare accurate proposals
• Prepare estimates for all stages of design from Conceptual through Final Construction documents (Schematic, DD, CD, Hard Bid)
• Supervise two or more full time Company employees in developing and submitting bid proposals.
Subcontractor Management
• Negotiate with and engage in subcontractor solicitation during the bidding process
• Compare and analyze competitive subcontractor and supplier bids
• Maintain master subcontractor/vendor lists by trade
• Maintain Company quality standards with subcontractors and vendors
Safety Leadership
• Adhere to OSHA and Company safety requirements
• Complete jobsite safety assessments
• Hold team accountable to maintain high safety standards
• Promote the safety and security of employees

Education and/or Other Requirements
• Bachelor's Degree in Engineering, Construction Management, Building Construction or similar
• A minimum of five years of estimating experience
• Strong computer skills to include Microsoft Office, Excel, estimating database software and Onscreen takeoff
• RIB, MC2, Plan Swift, ISQFT or Sub-contractor database experience preferred
